How to find the best home for your growing family

As family sizes change and young children quickly become teenagers, many parents across the UK are reassessing their living spaces.

In recent years, housing market fluctuations and mortgage interest rate rises have made finding the perfect home a more strategic endeavour. Many are now in search of properties that work for them in the present and will continue to do so in the future.

If you’re on the hunt for a new house too, here are some things to bear in mind to help you pick the right one.

Understanding your wants and needs

Think about your current lifestyle, the ages of your little ones and any specific requirements each family member might have. For example, younger kids may want extra play space and teens often require privacy and study areas. As you view the available options, don’t forget to consider the number of bedrooms and bathrooms you need to maintain harmony.

You should decide what property style you’d prefer as well. A new build home will be ready to move into with modern features, while a traditional one offers character and charm.

Choosing the neighbourhood

Not only does location shape the day-to-day convenience of commutes and social activities, but it also impacts safety and value.

When choosing the neighbourhood, look into places with low crime rates and amenities like parks, libraries and leisure centres. You may also want to factor in how close you are to grandparents or other relatives, which could be invaluable if you rely on them for daycare.

Evaluating schools and child-friendly features

One of the top concerns for most parents is access to good schools. The difference between those rated “Good” and “Outstanding” by Ofsted can significantly impact your children’s education. Visit the Ofsted website to find ratings in your target locations.

Alongside learning, look for places with the likes of play areas, safe walking paths and low-traffic residential streets. These elements may seem minor now, but they contribute to a community that promotes active, healthy lifestyles for your little ones.

Budgeting and long-term affordability

Think beyond just the deposit and mortgage repayments. Factor in utility costs, council tax and potential maintenance.

It’s wise to account for future changes in your financial situation. For example, will one parent take extended time off work or are you planning for school-related expenses?

The MoneyHelper website has resources that let you budget for a new home and calculate possible long-term costs.

The importance of flexibility

While finding the ideal house for now is essential, you’ll also need somewhere that can adapt as your family grows. Search for one with open, flexible spaces that can easily be transformed over the years. For instance, a spare bedroom can become an office, and a garden could be superb for extensions.

  1. Homes are the biggest expense for families so choosing the best one for your budget and family is a huge decision. Where I grew up, you moved into a house when you were young, extended it if you needed to and stayed there for life. It’s very different here as people move house when they need to, instead. It would be wonderful if there were better choices for young families.

    1. My grandparents actually built the house they lived in and sold to move in with my parents as they got older. We did move a lot due to my dad changing jobs

  2. With the current house prices, I think many people will be struggling to find the size house that they would like, but within their budget. I would not be able to afford the house I live in if I had not bought it before the house prices increased so dramatically
